Privacy Policy

DealMako, Inc. (“DealMako,” “we,” “us,” or “our”) operates dealmako.com and the DealMako software-as-a-service platform (the “Service”). This Privacy Policy explains what information we collect from users of the Service, how we use and share that information, and the rights you have over your personal information.

1. Information We Collect

We collect the following categories of information:

  • Account information: name, email address, password hash, company name, business address, and EIN or sole-proprietor status.
  • Property and lead data: property addresses, owner names, contact information, skip-traced phone numbers, tax records, and deal status that you upload, import, or generate inside the Service.
  • SMS content and metadata: the body, delivery status, timestamps, and sender/recipient of messages sent or received through the Service, plus consent records and opt-out events.
  • Usage analytics: pages viewed, features used, IP address, device type, browser, and referring URL. We use this data to improve the Service and detect abuse.
  • Payment information: billing name, billing address, and the last four digits of your payment method. Full card numbers are handled by Stripe and never stored by DealMako.
  • SMS/text messaging information: when you opt in to receive SMS messages from DealMako, we collect your mobile phone number, your consent status (opted in, opted out, or pending), timestamp, IP address, and user agent at the time of consent, message delivery and response data, and opt-out requests and timestamps. This information is collected solely for the purpose of providing you with the SMS communications you have consented to receive.

2. How We Use Information

  • To provide, operate, and maintain the Service.
  • To deliver SMS messages, phone calls, and email you initiate through the Service.
  • To process payments, manage subscriptions, and maintain wallet balances.
  • To detect, prevent, and respond to fraud, abuse, and security incidents.
  • To comply with legal obligations, including TCPA recordkeeping and law-enforcement requests.
  • To send you transactional and service announcement emails.

3. Cookies and Tracking

We use first-party cookies for authentication and session management, and third-party cookies from Stripe (payment processing) and Cloudflare (security and performance). For details see our Cookie Policy.

4. Third-Party Services

To operate the Service we share information with the following sub-processors on a need-to-know basis. Each is bound by contractual obligations to use the information only for the purpose of providing their service to DealMako.

  • Supabase — database, authentication, and file storage.
  • Stripe — payment processing and wallet funding.
  • Telnyx — SMS delivery, 10DLC brand and campaign registration, and phone number provisioning.
  • Mapbox — interactive maps and geocoding.
  • Tracerfy — skip-trace enrichment of phone numbers and contact information for property owners you explicitly look up.
  • Cloudflare — DNS, CDN, and DDoS protection.
  • Vercel — application hosting.

We do not sell or rent personal information to third parties, and we do not share SMS opt-in data with any third party for marketing purposes.

SMS Opt-In Data Protection

We will not share your opt-in to an SMS campaign with any third party for purposes unrelated to providing you with the services of that campaign. We will not sell, rent, trade, or otherwise transfer your SMS opt-in consent data, including your phone number, to outside parties for promotional or marketing purposes.

We may share your personal data, including your SMS opt-in or consent status, with third parties that help us provide our messaging services, including but not limited to our SMS platform provider. These service providers are contractually obligated to maintain the confidentiality of your information and are prohibited from using it for any purpose other than providing the services we have engaged them to perform.

All of the above categories exclude text messaging originator opt-in data and consent; this information will not be shared with any third parties.

5. SMS/Text Messaging Terms

By opting in to DealMako’s SMS messaging program, you agree to receive text messages from DealMako related to real estate property inquiries, appointment scheduling, cash offer notifications, marketing communications, and follow-up messages. Message frequency may vary. Standard message and data rates may apply.

You may opt out at any time by replying STOP to any message. For help, reply HELP or contact support@dealmako.com. Opting out of SMS will not affect your ability to use other DealMako services.

Consent to receive SMS messages is not a condition of purchase or use of DealMako’s services.

Supported carriers include but are not limited to: AT&T, T-Mobile, Verizon, Sprint, U.S. Cellular, and other major U.S. carriers. Carriers are not liable for delayed or undelivered messages.

6. Your Rights

Regardless of where you reside, you may request to access, correct, export, or delete the personal information we hold about you by emailing ryan@dealmako.com. We will respond within 30 days.

California residents (CCPA/CPRA). You have the right to know what personal information we collect and to request deletion of that information, subject to narrow exceptions. We do not sell your personal information, and we do not use sensitive personal information for any purpose other than providing the Service.

European Economic Area, UK, and Switzerland (GDPR). The lawful bases on which we process personal information are (a) contract — to provide the Service, (b) legitimate interest — to operate and secure the Service, and (c) consent — for marketing communications and certain cookies. You have the right to access, rectification, erasure, restriction of processing, data portability, and to lodge a complaint with your supervisory authority.

7. Data Retention

We retain account information for the life of your account plus 90 days after closure. TCPA consent records and SMS opt-out records are retained for a minimum of 10 years to comply with Virginia SB 1339 and federal recordkeeping requirements. Backups are retained for up to 35 days.

8. Security

We protect personal information using industry-standard measures, including TLS encryption in transit, encryption at rest in Supabase, row-level security on every database table, scoped API keys, and least-privilege access controls. No system is perfectly secure, so we cannot guarantee absolute security. If you believe your account has been compromised, please contact us immediately.

9. Children

The Service is not directed to children under 16, and we do not knowingly collect personal information from children under 16.

10. Changes to This Policy

We may update this Privacy Policy from time to time. Material changes will be announced by email or through an in-app notice at least 30 days before they take effect. The “Last updated” date at the top of this page always reflects the current version.

11. Text Messaging & SMS Privacy

DealMako and its users may send SMS/MMS text messages to property owners for the purpose of property purchase inquiries, appointment scheduling, cash offer notifications, and follow-up communications.

Opt-In Data Protection: We do not share, sell, rent, or transfer your SMS opt-in data or consent information to any third parties for marketing or promotional purposes. Your phone number and consent to receive text messages will only be used by the DealMako platform user who obtained your consent.

Message Frequency: Message frequency varies based on your interactions with DealMako users. You may receive up to 10 messages per month per sender.

Message and Data Rates: Standard message and data rates may apply. Check with your mobile carrier for details.

Opt-Out: You can opt out of receiving text messages at any time by replying STOP to any message. You will receive one confirmation message and no further messages will be sent.

Carriers:Messages are sent via standard SMS/MMS protocols and are supported by all major US carriers including AT&T, T-Mobile, Verizon, and US Cellular.
